KNOXVILLE, Tenn. — The Covenant Health Park Stadium will not only be home to Smokies Baseball and One Knoxville FC, but also to hundreds of future tenants who will live at the ballpark.
Yardley Flats Apartment is located at the new multi-use stadium. Developers and leaders with Yardley Flats plan to start pre-leasing in December.
Neighbors at Yardley will soon call life in the stands a reality.
Dewayne Bowman is the property manager of the apartment complex. He said the building will be a one of a kind facility.
According to Bowman, construction is on track. The first part of the building will be ready by the first pitch in April. The second part of the building is expected to be ready by late summer.
"Downtown is growing at a tremendous rate," Bowman said.
Named after Knoxville's first Black attorney William Francis Yardley, the apartments will have six floors with 233 units. It includes a mix of studios, one bedroom and two bedrooms.
"You have your patio doors there, granite countertops, stainless steel appliances, everything you would want in a downtown location," he said.
A front-row seat view of the ballpark from a tenant's living room will come with a price. An apartment can cost anywhere from $1,000 to $4,000.
Bowman said inquiries to live at the complex are coming from people near and far.
"We have people from outside the state, inside the state and surrounding counties in our area," he said.
The apartment will offer several amenities like a pool, dog park, garage parking, fitness center and other perks. He said it's within walking distance to downtown Knoxville and easy for neighbors to get around the city.
"There will be a retail located in the building and on-site," Bowman said.
Along with apartments, the stadium will also offer condos for purchase.
The condos are still under construction. According to developers, prices for condos can range from $600,000 to over $2,000,000.
