Crews start construction on new student housing across from the University of Tennessee

The developments will feature 605 beds and will have floor plans ranging from studios to five bedrooms, Rhode Partners said.

KNOXVILLE, Tenn. — Two new six-story 235,000 square-foot University of Tennessee student housing developments officially broke ground on Monday, according to Rhode Partners.

The buildings are being built along the Tennessee Riverfront across from the university in the South Waterfront neighborhood. The project is expected to be finished in the summer of 2026, the group said.

The developments will feature 605 beds and will have floor plans ranging from studios to five bedrooms. 

"Amenities will include a resort-style pool deck, a full-court basketball court with sweeping views of the Tennessee River and the University of Tennessee campus, a state-of-the-art fitness center, ample study spaces and more," a release said.  

The student housing will be built to match the surrounding neighborhood of South Waterfront, according to the group. 

"Every single design choice was made to maximize the experience of our future residents,” said Grant Zucker, of Villas Student Housing. 

The group also said the ground floor will hold walk-up townhomes and large windows with riverfront and campus views. 

“We’re elated to expand our student housing design into the Knoxville market with this project in collaboration with Villas Student Housing and Student Quarters," said Senior Director of Rhode Partners, Bobby Tait.
