KODAK, Tenn. — Just weeks after the baseball season ended, Smokies Stadium in Kodak is up for sale and redevelopment.
The Sevierville Industrial Development Board issued notice Monday that the 30-acre site off Interstate's 40 Exit 407 is available for purchase and conversion into whatever a developer wants to propose. The deadline to submit proposals is 4 p.m. Nov. 15.
The AA Smokies baseball team is moving next spring to downtown Knoxville. The team played its last games in Kodak this month.
Smokies Stadium opened in 2000. Besides hosting millions of fans and hundreds and hundreds of baseball games through the years, it's also seen major artists such as Bob Dylan and Willie Nelson and conventions, gatherings and parties. During the pandemic, it hosted outdoor music shows.
The development board is seeking a single developer to propose a land-use plan. The developer must have prior experience and present a general concept of how the site would be used.
The stadium will be sold "as is."
The developer also must show it has financial means to carry the project through, documents state.
Current plans call for all proposals to be reviewed in early December with the winner being notified in mid December.
The stadium layout includes about 1,500 parking spaces.
"The vision for the property's development is still emerging and the (development board) will look at developer proposals and prioritize them according to job creation potential, market demand and highest economic and financial benefit to the city/county," project documents state.
Any change to the existing would have to get approval from various area agencies.
"Certain items will be removed by owners, including but not limited to: foul poles, field lights, poles, seating, Performance Center (metal building), netting, etc.," documents state.
"The developer will be responsible for all demolition and removal of all spoils."
